Newcastle B&B - any pointers?

I believe there are a couple of people on the board from Newcastle. I'm shooting at Walker Technology College, Middle St, Newcastle next Sunday so need a nearby reasonable price B&B. Can anybody recommend anywhere (or even where NOT to go)?

We need 2 rooms, a single and a double/twin, budget is max £50 a night for the single (although the way she's talking, I think she'll back out).
